Houssexpo (Pronouced House Expo) is a Real Estate Media Service Company providing Sellers & Realtors with High Quality Images & Videos for their Listings to Engage Potential Buyers.
House Expo is owned by Me, DeAndre. I am a Professional Photographer who specializes in Real Estate, Landscape, Architectural and Aerial Photography. I'd like it to be known that my Main Passion has always been Photography and creating Art that is Incredible, and Un-Deniable. And with Real Estate specifically, my goal has always been to make every home look as if it was in a Magazine; As Spacious and as Beautiful as possible.

How fast is Turn-Around time?Official Turn-Around time is 24 hours on all Small and Medium orders. Large & XL size orders will be subject to a 48-Hour Turn around time. All Virtual Staging is delivered in 24-48 Hours (Depending on Property Size).
How will I receive my Photos?You will receive your photos along with payment options in an email with links to all of your media once your order is complete.
How do I prepare my property for a Photo Tour?Before your home is photographed it is ideal that: -The Property is cleaned (swept, mopped, clean mirrors, windows, etc.) -Cleared of Clutter or any obstructing or distracting objects that you may not want in your Tour (Dog cages, cat beds, dishes, vacuums, kid's toys, etc.) -Kitchen counters are clean and natural (No need to remove knife blocks, coffee-makers, every-day kitchen items as long as they are presentable.) -All TVs/Monitors are OFF (Unless you specifically want this look.) -All Lights are on -All burned out bulbs are replaced (All lights work) -All personal pictures/items are removed (anything you don't want on the internet should be hidden away) Note: We charge for any extra photoshop work/blurring -All cars are off of the driveway before the Photographer arrives on site -All garbage cans/bins are hidden
Am I paying for everything upfront?No. It is Free to book an appointment and once completed your package will be sent to you via email with payment methods.
What payment methods do you take?We take Credit, Visa Debit, E-Transfer & Cash. **Note: If you are paying cash you will be paying no taxes, and 100% upfront the day of the Tour. If you'd like to pay by Cash or E-Transfer please email: email@example.com with a screenshot (or type out) of your order sheet before the "Pay Deposit Now" in Booking and we will send you a confirmation email confirming your appointment. **E-Transfer Payments are still subject to taxes & deposits.
Does everything come edited?Yes, anything & everything we send to our clients is Professionally edited.
What happens if I need to cancel last minute?All orders can be cancelled or rescheduled in your confirmation email, free of charge, 24 Hours before the scheduled shoot. You will be qualified for a Full Refund. Persons whom cancel less than 24 Hours before will be able to reschedule free of charge with their initial deposit, however, will be charged a Cancellation fee of $40.
Do I need to be present during the Photo Tour?No, nobody needs to be present during the Photo Tour, however, you are always welcomed to stay.
Do the Home Owners need to leave while the Tour is being conducted?No the Home Owners do not need to leave their home during the Photo Tour, however, it is popular for Home owners to leave while they get their house photographed, and in this case the Photographer will turn off all of the lights, and lock all the doors when finished.
If I provide a Lockbox code, will you shoot a home unattended?Yes, and once finished the Photographer will shut off all the lights (unless specified otherwise), Lock all of the doors, Put the key back in the lockbox and scramble the code. On the way out, the Photographer will send a cell phone photo of the locked lock box and the front of the property with all the lights off to confirm our job is done.
What happens if the Photographer needs more time?All of our Services & Packages are designed to have more than enough time to complete the task, however, if more time is needed at fault of the Home Owner or Realtor (Property Not Ready) an additional $60/h rate will be added to the order. If the Photographer needs more time to ensure that the Tour is High Quality no fees will be added.
What happens if I or the Photographer are late?Both parties are given a 15 minute grace period to be late. After this the client will be charged a $20 late fee. If the Photographer is late the client will save $20 on their order.
What if the weather doesn't allow a Tour to take place?We highly encourage our clients to check the weather for their desired date before booking to ensure the weather is okay. We still conduct Photo Tours if it's raining/snowing as it doesn't affect the Photo Tours (Blue Sky Guarantee), however, if it's severe weather where it affects both parties commutes and it is agreed to cancel, no fees will be charged. **Note: Drone Tours cancelled due to rainy weather will be rescheduled ASAP.
Do you take pictures inside Closets or Garages?No, we do not take pictures of closets unless they are nice walk-in closets, nor do we take pictures of garages unless they are nice garages and you request photos of it. **Please Note: Our intentions with all of our Tours is to boast your Property's Living Space.

How to Prepare Your Home for The Best Results.
-All cars are removed off the driveway & front of the Home.
-All garbage cans/bins are hidden
-Garage Doors are closed
-Landscape is Clean & Tidy
-All Yard equipment (Hoses, Racks, Shovels, etc.) is tidy or put away
-Any distracting items you may not want in your Photos are hidden away.
-All Exterior Lights & Water features (For Pools, Hottubs, etc.) are functional (if possible)
-The Property is cleaned (swept, mopped, clean mirrors, windows, etc.)
-Cleared of Clutter or any obstructing or distracting objects that you may not want in your Photos (Dog cages, cat beds, dishes, vacuums, kid's toys, etc.)
-Kitchen counters are clean and natural (No need to remove knife blocks, coffee-makers, every-day kitchen items as long as they are presentable.)
-All Garbage cans are hidden away (If possible).
-All TVs/Monitors are OFF (Unless you specifically want this look with a still image.)
-All Lights are on
-All burned out bulbs are replaced (All lights work)
-All personal pictures/items are removed (anything you don't want on the internet should be hidden away) Note: We charge for any extra photoshop work/blurring
-All blinds/curtains are Wide Open to see through the windows.
-All Interior & Exterior lights are turned on.
-All Pool Lights & Water Features are turned on.
-All outdoor firepits are turned on.

Any information we collect in is treated confidentially. We do not share or sell your information to third party companies. If you entered your email, name and phone number this information is only used internally to help us complete your order & contact you.
Under current copyright laws, ownership of all photos belongs entirely to Houssexpo.ca
The Photographer retains all rights to photos taken of properties unless otherwise agreed upon in writing, and only licenses the use of the images to the Listing Agent (“CLIENT”) of the property for marketing purposes while the listing is active (up to 1 year). All images produced for the client may be used by the client for any and all marketing materials and campaigns associated with the property and for the client’s self promotion until the license expires. The photos may also be used by the client’s parent company for the sole purpose of marketing the specific property photographed. Any usage of the images by a third party, including but not limited to, architects, builders, stagers, designers, sellers or buyers, is strictly prohibited unless approved in writing by the Photographer.
Upon confirming your order You are responsible for the following:
The address is correct, and it is available on google maps or clear instructions are provided to navigate to the property.
Verify that the property is made available to the Photographer. Ensure that the Photographer has all necessary rights and access required to safely fulfill your ordered tour from the confirmed start time of your appointment and for the duration of your scheduled tour.
You must ensure that the property is clean and ready for Professional Photography. In the event that the property is not ready, or is not in a satisfactory state, or access is not available at the start of the appointment, the photographer will proceed to shoot the property As Is and You agree that the Photographer will have full discretion to shoot the property as they see fit within the limitations of the circumstances. If You are not satisfied with the outcome of the tour under these circumstances, You would have to order a new tour at full price.
If the property is not clean and ready, you may also choose to cancel/reschedule the appointment. A cancellation/rescheduling fee will be applied if cancelled Tour is Less than 24 Hours before the confirmed appointment time & date.
You agree to accept all of the photo choices made by the photographer based on their Professional Judgement and ability to photograph the subject property. If You would like photos taken in a specific way, from specific angles, or of specific rooms/items, You must clearly communicate these special requests directly with the Photographer or in the "Additional Notes" in our Booking Form.
All sessions are booked and paid for before hand in our website booking system. During booking we take a 50% Deposit from all of our customers and take the rest upon completion of the order. Before we take the remaining balance, our Customers must approve the photo proofs which is sent to their email 24 Hours (depending on package size) after the scheduled appointment.
All revisions, custom requests, Photoshop work and any additional work beyond what is included in our standard package may be subject to extra charges.

Drone Tours cancelled due to rainy/windy/snowy weather will be rescheduled as soon as possible, however, will be subject to a $20 Travel fee.
All of our work to this date has met or went beyond our customers' satisfaction. However, if for a valid reason, and at fault of the Photographer, you are not happy with the images we will return and retake them at no cost. In the event of dis-satisfaction of the second shoot, you will be entitled to a 50% refund. (Please Note: If you are in an Area of which there is a travel fee, you will be required to pay 50% of the travel fee for a reshoot)
